University City, the Penn / Drexel / CHOP corridor west of the Schuylkill, runs younger than the Center City average. The clientele is heavily academic, medical-resident, and visiting-faculty rather than corporate, and the rate band sits modestly below the Rittenhouse upper tier. Hotel base is the Sheraton University City, the Inn at Penn, and the Study at University City.

The market is real but quiet. Most providers working this corridor either keep an incall apartment within walking distance of campus or run outcall to the three properties above. Booking lead times are shorter here than in Center City; the academic calendar, not the convention calendar, drives the spikes.
